Cascade Business News: LRS Designs Terava High Desert Apartments Adjacent to Oregon State University-Cascades Campus
July 21, 2025
LRS is excited to introduce Terava High Desert Apartments, our newest multifamily development located just east of the Oregon State University–Cascades campus in Bend, Oregon! This mixed-use community will bring 129 much-needed housing units to the fast-growing west side of Bend, offering a blend of studio, one-, two-, and three-bedroom apartments designed to support a diverse range of residents from university students and faculty to young professionals and families.
Designed to foster community and active lifestyles, amenities at Terava include a pet spa, fitness center, outdoor grilling area, lounge space, and an integrated bike path system. The project also features secure, structured parking and retail space at the street level, enhancing walkability and creating a welcoming gateway to the university and surrounding neighborhoods.
Built with the Central Oregon climate in mind, Terava emphasizes resilience and sustainability in every design detail. The building utilizes a durable concrete podium base with four stories of wood-framed construction above, all engineered to withstand the high desert’s temperature extremes and snowfall. A carefully selected material palette including textured concrete, fiber cement, and wood accents reflects the natural beauty of the region while ensuring long-term performance. Water-efficient landscaping with native plants, low-flow plumbing fixtures, and a focus on fire resilience further demonstrate the project’s commitment to environmental responsibility.
“LRS is known for delivering projects that achieve the client’s wishes, adhering to complex site and zoning requirements, and always considering the experience of the end-user,” Mitchell said. “Terava delivers on that promise while ensuring that students and other Bend residents have a special place to call home in a beautiful setting.”
